Between guests, the same standard.

Turnovers placed to your listing, with a photo report before check-in.

Ready for the next guest, without you having to check.

Each property gets its own written protocol: the exact look you want it returned to, room by room. Every turnover is closed against it, and you see the proof before your guest does.

How it works.

Four steps to a standing agreement. After that, you only hear from us with a photo report.

  1. 01

    A short call

Your properties, your usual turnover rhythm, and the window between check-out and check-in.

  2. 02

    The walkthrough

We photograph the exact look you want, and note linens, amenities, delicate materials and entry.

  3. 03

    One agreement

A standing agreement per host, with per-turnover rates and the scope in writing.

  4. 04

    Turnovers

Each one closed with a photo report. Billing gathered weekly or every two weeks.

What is ours, and what isn't.

Written into your agreement from the first month, so nobody chases anybody.

Ours

  • Everything that comes from the turnover itself
  • Restocking from the amenities and linens you provide
  • Reporting damage and shortages with photos
  • Add-ons, when you ask for them

Yours

  • Buying amenities and linens
  • Maintenance and repairs
  • Guest communication and the listing itself

Good to know.

Do you provide linens and amenities?
You provide them; we place them, restock from your supply, and tell you when something is running low.
Can you work any check-out window?
We work best with hosts whose windows between check-out and check-in leave reasonable room. If your schedule depends on fixed Saturday midday windows every week, we will tell you plainly whether we can hold them.
Can you launder linens off-site?
Yes, as an add-on. It is quoted in your agreement, and only when you ask for it.
What if a guest reports something?
Send it to us. The photo report shows the state we left the property in, room by room and timed, so it is clear quickly whether it came from the turnover. If it did, we correct it.

Now taking new properties.

Canton, Woodstock, Holly Springs, Ball Ground, Cumming, Milton, Alpharetta and Roswell

Just beyond? Ask. We take homes nearby when the route works, and we will say so plainly when it does not.
